We installed a new commercial door with a full surface continuous hinge today just outside of Hiram

This particular hollow metal door have been exposed to the elements and had become very rusted. So we decided to use a full surface continuous hinge because the hinge pockets were completely rusted as well. So now they have a brand new door with a much better quality hinge. We also installed a panic bar with an outside lever.

The number one enemy for all exterior hollow metal doors is water.

As you can tell all of the doors of this particular building have the same problem. The doors are simply exposed to too much water. At this particular location they have you sandbags on all of their back doors. If the property owner will simply deal with the irrigation problem, which hopefully is their next step future rust problems can be completely avoided.

We chose to use a full surface continuous hinge and an undersized hollow metal door. The frame had swollen a little due to water flowing behind the frame. The undersized door eliminated a very hard door to frame rub that was almost making it impossible to close the door.
